Fund I

Make Money &
Go to Heaven

Secured by residential real estate and owns notes across the U.S.  This fund purchases performing and non-performing notes to balance consistent distributions with attractive, risk-balanced returns. All notes are generally purchased with significant discounts providing an opportunity to win on the front end with returns and for additional capital protection.

Eleos Capital Group is highly selective in the assets we acquire. We leverage our proprietary due diligence system to ensure the notes we obtain are thoroughly vetted and meet our requirements to ensure strong returns while balancing risk across the entire portfolio.

  • Can I invest using my tax-deferred retirement account?
Yes, you can directly invest in the fund using your Self-Directed IRA or Solo401k. If you want to invest with retirement funds that are at a brokerage, you will need to first rollover your funds into a self-directed retirement account. You will then be able to invest in the fund.
  • How often do distributions occur?
The end of each quarter, starting quarter 1 of the second year of the fund.
  • Can I invest in the equity class from my Self-Directed IRA?
    Yes
  • Will the fund be returning principal with the quarterly distributions or just investment returns?
Just investment returns. Any principal that is returned to the fund when an asset is disposed will be reinvested to provide more return. All principal is returned when the fund shuts down.
  • Can I reinvest instead of taking the distributions?
No. The fund is not set up for reinvestment. However, if the fund is still taking new investors, you can subscribe again.
  • If I subscribe to the debt tier, and then subscribe additional funds, can I convert to my original subscription to the equity tier?
No, a subscription cannot be converted to a different tier. The additional funds will need a new subscription, and it is at the manager’s discretion if it can be placed in the equity tier.
  • If I need to withdraw money from the fund prior to the end of the fund, can I do that?
Possibly, at the manager’s discretion. If granted, it would not be immediate as assets would need to be liquidated in order to return the investment. The fund is a 7 year fund because the fund will be investing in non-performing assets and disposition of those assets can take time.
